With over 25 years of experience in real estate, I have witnessed virtually every situation that comes up in the market. Having seen those wonderful days of 17% interest rates in the 80’s along with the recent market correction, I have learned that to succeed it is imperative to choose a niche market and specialize in that segment. My niche is Buyer Agency.

What is Buyer Agency?

Buyer agency is when the buyer of real estate is represented with their own agent. In the State of Georgia, buyer agency came in to being in 1994 via legislation called “The Brokerage Relationships in Real Estate Transactions Act”. Prior to 1994 all the agents in a real estate transaction represented the seller. The buyer, even though they had been looking at properties with a particular agent and sharing their confidential information with that agent, had no representation in the transaction. From the standpoint of Consumer Protection Laws, buyer agency has done more for real estate buyers than anything else.

When looking for real estate in North Fulton County or Gwinnett County you will want to utilize the services of an experienced buyer’s agent. That is where I come in. As a buyer in today’s complex real estate market your goal should be to align yourself with a buyer’s agent who completely understands the local market where you are considering making a purchase. The nice part of this is that typically my services do not cost my buyers any money. When a seller lists their home, they agree to pay the listing agent a certain commission and the listing agent agrees to a cooperative split of the commission with the buyer’s agent. My services include, but are not limited to the following:

•    Locate properties that are suitable and meet your criteria
•    Comply with all local and national laws
•    Prepare a complete market analysis for properties you are interested in
•    Prepare the contract with your best interests as my guide
•    Assist with the negotiations to obtain the best terms and conditions for you
•    Coordinate the necessary inspections
•    Assist with negotiating inspection contingencies
•    Personally attend your closing
